Overview

The Transit Related Growth (TRG) Area , shown in the map below, has undergone a small area planning effort.  The plan establishes a vision for redevelopment and refreshing of the TRG with mixed land uses, potentially higher densities, new transportation connections and open spaces, and thoughtful urban design appropriate for its adjacency to the Herndon Metrorail Station.  The Small Area Plan provides a vision for a new, well-designed and viable mixed-use and vibrant district providing housing, goods and services, and office uses serving the TRG, complementing the previously planned Herndon Transit-Oriented Core (HTOC) and the wider Herndon community. The Small Area Plan addresses future land use, transportation and connectivity, open spaces, social, economic, and environmental sustainability, building character, and implementation, and is intended to guide public and private investment within the plan area. 

The Town has finalized the TRG Small Area Plan, and final approval from the Town Council has occurred.  You can find the finalized plan documents below.  Currently, town staff is working on a zoning ordinance text amendment to establish the initial zoning districts for the adopted plan area, updates on this process can be found on the Transit-Related Growth Area (TRG) Zoning webpage.
