The Herndon Town Council adopted a resolution on November 30, determining that the proposal submitted by Comstock Partners, LC for redevelopment of 4.675 acres in Herndon’s downtown best met the criteria established in the town's Request for Proposals (RFP). The council has directed town staff to move forward with negotiations toward a comprehensive agreement with Comstock.
If negotiations are successful and a comprehensive agreement draft is developed, the council will hold a hearing to solicit public input on the draft. It is anticipated that the public hearing will be held in fall of 2017.

The town's adopted master plan envisions a mix of retail, office and residential development, to include four-story mixed-use/residential structures; three-story mixed-use/commercial structures; a jointly-funded public/private parking structure; an arts center and more. The downtown redevelopment site is generally described as between Station Street to the east, Center Street to the west, south of the W&OD Trail, and north of Elden Street.
